Touro Property Management is seeking a reliable, detail-oriented Make-Ready Technician to prepare vacant apartment units for new residents. This role is essential to ensuring our units are clean, functional, and welcoming. Your skills in maintenance, painting, and cleaning, combined with strong time management, will help us meet move-in deadlines and deliver an exceptional resident experience.

Key Responsibilities:

Unit Turnovers

  • Complete repairs and improvements to prepare vacant units for move-in.

  • Address plumbing, electrical, HVAC, flooring, painting, and cosmetic needs.

  • Ensure all work meets property standards and deadlines.
Painting & Finishing

  • Apply paint and touch-ups to walls, ceilings, and trim with attention to detail.

  • Match colors and finishes consistently across all unit surfaces.
Cleaning & Sanitization

  • Deep-clean kitchens, bathrooms, windows, and all living areas.

  • Remove dust, dirt, and debris to present units in pristine condition.
Appliance & Fixture Prep

  • Test and inspect appliances for proper function; perform basic repairs or replacements.

  • Install or replace fixtures, hardware, blinds, and accessories as needed.
Time Management

  • Organize workload and prioritize tasks to meet turnover schedules.

  • Coordinate with property staff to align make-ready timelines with leasing needs.
Safety & Documentation

  • Use personal protective equipment and adhere to safety procedures.

  • Maintain accurate records of materials used, hours worked, and tasks completed.

Key Qualities:

  • Previous experience in make-ready, general maintenance, or construction.

  • Hands-on skills in plumbing, electrical, flooring, painting, and general repairs.

  • Strong time management and organizational skills to meet tight deadlines.

  • Clear and professional communication with team members and supervisors.

  • Ability to work independently and adapt to fast-paced environments.

  • Valid driver’s license and reliable transportation required.

Education & Experience:

  • High school diploma or equivalent required.

  • Trade or vocational training in maintenance or building systems is a plus.

Physical Requirements:

  • Frequent walking, standing, bending, stooping, and climbing stairs or ladders.

  • Regular lifting of tools and materials up to 25 lbs; occasional lifting up to 75 lbs (with assistance).

  • Vision and hearing abilities required to identify issues, communicate, and follow safety guidelines.

  • Manual dexterity to operate tools, handle materials, and complete maintenance tasks.

Schedule & Travel:

  • May include weekday, evening, and weekend shifts based on business needs.

  • Occasional travel between properties or for supply runs may be required.

  • Participation in on-call rotation may be requested.
