Oasis Maintenance is seeking an experienced maintenance technician to join our growing team of maintenance professionals. This person will be responsible for property inspections, various maintenance tasks, unit turns, meeting vendors and light exterior janitorial work. Working independently, a positive attitude and strong work ethic are more essential than industry experience. This is the perfect position for an on-site maintenance technician looking for a more desirable career path. Truck and tools required.
Position is full-time, can include weekends. (Some occasional afterhours, and holidays may be required)
Essential Duties AND Responsibilities
Performs minor repair of all buildings and light equipment such as replacing light bulbs, replacing ceiling tiles, handling minor plumbing repairs to sinks, faucets, urinals, toilets, drains, etc; repairing doors, door locks, hinges, and door closers; occasional repair/installation of window blinds, electrical repairs and new installs, and other miscellaneous duties as assigned. Occasional painting tasks including some painting, plaster, drywall, and stucco repair. Track labor hours and materials used to perform maintenance duties. Keeping the Manager informed on the overall condition of the property and coordinating resolution of outstanding issues. Completing service requests in a timely manner. Responding to emergency maintenance requests which may include occasional afterhours, weekends, and/or holidays, though this is rare.
Qualifications - Education and/or Experience
Professionally communicate with tenants, vendors, and co-workers in a friendly and business-like manner. Ability to function well as part of a team. Some basic computer skills and ability to enter hours and work performed online. Ability to communicate effectively, both verbal and written communication skills. Skill in efficiently using common and specialized maintenance tools. Truck for reliable transportation. Basic maintenance tools required.
Specific qualifications for the role include:
High school diploma or GED
Minimum 2 years of experience in performing building repairs and maintenance of various types of buildings or an acceptable equivalent combination
Valid driver s license with proof of insurance
Residence within 30 miles of assigned properties
Availability for occasional after hours calls and/or emergency response
Physical Demands - The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop; kneel; crouch; or crawl; and talk; or hear. The employee must frequently lift and/or move more than 50 pounds and also be capable of climbing a roof ladder/roof hatch. Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception.

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and traffic. The employee is occasionally exposed to wet and/or humid conditions; high places; fumes or airborne particles; janitorial rooms; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment can occasionally be moderate to occasionally loud.

Compensation: $15.00 - $22.00 per hour
